BCIS for room in roof

Iam having problems with the method of recording the information for BCIS for roof rooms with Nes-one so that the report can be finalised.


I have entered that the property (B1) is a Bungalow - Semi Detached -1 storey and confirmed rooms in roof. I then entered the gross floor area ,clicked on the (B9) BCIS and reviewed the re build cost but it did not include the 70% cost for the roof room

I also tried entering the property (B1) as a 2 storey Bungalow -Semi Detached and confirmed rooms in roof. In (B9) Ientered the gross floor area 79sqm ,additional story 2nd floor 26sqm .The rebuild cost did make the calculation for the 70% for the 2nd storey.The report would not finalise as it asks for the
1st floor dimensions.

Can anyone give me any indication of where Iam going wrong

You are not going wrong - it is BCIS that is not flexible enough. I had a property like this in my portfolio which had the same problem. If you put a bungalow with a RinR in the HCR data then BCIS will treat it as a 2 storey house. To get around this I initially entered the data omitting the RinR and made the BCIS calculation, adding a figure of £30k for the loft conversion. With this BCIS calculation printed for evidence, I then added the RinR to complete the HCR properly, entering the re-instatement cost manually. My assessor questioned it, but accepted the submission with a suitable explanation.

If you are doing this for a portfolio I would suggest running this solution past your assessor. If it is a real job, I would just decline to give a re-instatement cost since the BCIS calculator is not designed to cope with that situation.

Ive just had my portfolio passed and I did a property with R in R, it was a 2 storey house and not a bungalow though. Ive just checked it and the 70% re-instatement cost was added no problem. What I have found with BCIS is that it will let you do something one time but not the next, I used to remove the cost for cloakrooms if there wasnt one, but now it wont let me. When I quiried this with the trainer he just said its one of those things and dont worry. All you can do is run it by your training provider and see what they say.

I encountered the cloakroom problem this week too. SAVA tech support were not too helpful, but it crossed my mind that building regs may require a ground floor cloakroom now, so that when reinstating the property one would have to be provided. (Part M section 4 - sanitary conveniences in dwellings ...... must be provided in the entrance storey)

The irritating thing is that the program simply issues a warning, and if you exit the routine before completing the calculation you loose all the data that has been entered.

Bang on, its all about current building regs which stipulate that a downstairs cloakroom must be installed.

Approved Document M section 4 does not apply to existing buildings being refurbished or extended, it purely applies to new dwellings.

The BCIS does take it into account as it is the cost of building a replacement property of the same size but to current building regs.
